Informal Luxury

Light, space and comfort define the interiors.

Panoramic windows — and others designed to “frame the view” — have been placed strategically so that every room offers a different perspective. Some blur the boundary between indoor and outdoor living; others focus on a single landscape feature.

The whole space is light and welcoming, with all rooms connecting directly to the exterior and enjoying their own coastal and garden views. High-quality finishes and thoughtfully curated décor create an atmosphere of relaxed refinement, while an open-plan layout makes the home ideal for entertaining or quiet family moments.

It’s all about outside living

The villa has several outdoor areas for privacy and enjoyment, including private spaces, balconies, and courtyards, plus a large kitchen terrace for everyday eating.

Balmy Summer nights are completely relaxed affairs with two outdoor tables each with comfortable seating for 10. Entertaining is a breeze with a fabulous outdoor kitchen with barbecue and wood burning pizza oven and large stone table with seating.

Closer to the main house everyday eating usually takes place on the very generous and covered kitchen terrace where there is ample space for 10 to sit comfortably around a wooden refectory table.

Sitting / Dining Rooms — Circular room with a sweeping marble staircase to the first floor. Door to bedroom 5. Double doors to the garden with sea and garden views; window towards the entrance and drive. Through to the kitchen, with a door to the laundry room.

Kitchen — Custom-designed for the enthusiastic cook and for easy socialising. Handcrafted painted pine units, easy-pull drawers and solid oak worktops. A very large central island incorporates a breakfast bar. Appliances include a double Smeg cooker with six-ring gas hob plus electric griddle, extractor, American-style fridge-freezer and dishwasher. Double Belfast sink with chef’s tap and a separate drinking-water tap. Double doors to the kitchen terrace, a panoramic window over coast and garden, and two windows facing east and north with spectacular sea views to Albania.

Kitchen Terrace — A lovely 23 sqm terrace facing south and east, with a breathtaking outlook over sea and garden. Ample space for dining and casual seating, pull-down blinds for inclement weather, and a chimney flue for a wood-burning stove for comfort in the winter months.

Laundry Room — Washing machine, tumble dryer and a large, deep stone sink, tall storage unit and window over the natural garden towards the kitchen garden. Rear door to:

Breakfast Terrace — East-facing, with spectacular mountain and sea views, and access to the outer grounds. Storage cupboards with gas cylinders and water treatment equipment.

Bedrooms — Individually themed, each with a private en-suite bathroom.

The master suite occupies the whole first floor, with three windows framing the view east, south and west. A lobby/dressing room leads to the large en-suite bathroom and out to a covered loggia and a magnificent rooftop sun terrace with mountain and coastal views.

The second bedroom, Moroccan in style, sits away from the main building, reached along illuminated paths and steps, with its own balcony, terrace and views.

The Tower bedroom occupies the whole of the circular tower, with mountain and coast views from its three view-framing windows. Stone stairs lead to its own 20 sqm covered roof terrace with all-encompassing 360-degree views.

The fourth bedroom connects directly with the living space, with double doors to the garden and a door to the inner courtyard. The fifth double bedroom — presently used as a home office — also connects to the inner courtyard, with double doors and a window facing east.

Bathrooms — All have stone flooring with underfloor heating, excellent lighting and generous mirrors, with counter-mounted wash bowls. Every shower has both a large overhead rose and a handheld shower. The master bathroom features a double-ended bath and walk-in shower, with three windows facing north, east and south, plus a separate walk-in wardrobe and w.c. The Tower room features a free-standing copper bath with shower attachment and views to Albania; just outside the tower, an outdoor overhead shower serves both tower and pool. En-suite showers serve the other three bedrooms, and there is a guest cloakroom off the ground-floor hall.
