A secluded sanctuary, hidden from the outer grounds by high stone walls and a double inner gate. The design embraces the natural contours of the land; its rugged rocks, ancient olive trees and weathered walls form the framework of a garden that feels as though it has always belonged.
Every planting has been chosen with care — native shrubs, aromatic herbs, flowering climbers and graceful trees create a tapestry of colour, fragrance and texture that changes with the seasons. Cascades of jasmine perfume the air in spring, while fruit and nut trees offer both shade and harvest.
The garden’s character is enriched by a stone ruin, large terracotta pots, cypress trees, stone arches, pathways and steps, unfolding into distinct spaces: the intimate lavender garden, the Mediterranean sanctuary, the pool and tower garden, and untouched natural areas. All of it is set against a sweeping panorama of the sea towards Albania and the Greek mainland.
The centrepiece of outdoor living, the 157 sqm infinity pool — up to 22m long — merges effortlessly with the horizon. Its walk-in, beach-style entrance invites you to slip into the water, while a small jetty adds a touch of playful charm. Surrounding it, generous timber-decked pool terraces of around 160 sqm unfold across three levels — space for sunbathing, lounging and entertaining — with olive trees and a graceful walnut providing dappled shade.
Just steps from the pool is the outdoor kitchen, capturing the essence of Mediterranean dining. At its heart, a Corfiot pizza oven paired with a large barbecue. An ancient handcrafted stone sink and an American-style fridge-freezer complete the set-up. Views sweep across the sun deck to the pool and beyond, and a custom-made river-stone and timber table with matching benches offers generous space for long, leisurely meals under the open sky.
Beyond the inner sanctuary, wrought-iron gates open onto a drive leading to the parking area and the wide outer grounds — one flat expanse and another following the lower slopes.
The flat garden holds ancient olive trees, some planted by Venetian hands, standing amidst carpets of spring and autumn wildflowers and herbs. The nine lower terraces are maintained but not tamed, keeping the allure of nature: among the olives grow Cypress and a variety of deciduous trees.
Nestled between venerable olive trees lies a thoughtfully designed organic kitchen garden, where 16 no-dig raised beds flourish with vegetables, salad greens and herbs, all cultivated sustainably. Compost bins and four large rainwater catchment tanks support the growing area (supplemented by mains irrigation when needed). Permanently planted citrus, pomegranate, apricot and nut trees add to the harvest.
The entire grounds are nurtured organically — free of chemical fertilisers, pesticides and weed killers — using composting, mulching and companion planting to sustain a thriving, balanced ecosystem.
A single-storey, stone-built one-bedroom cottage of 45 sqm, with full underfloor heating and air conditioning. Living room open to a fitted kitchen; a passage with storage leads to a double bedroom with en-suite shower room. Vaulted ceilings throughout. Outside: a garden area, a terrace with barbecue, and parking/storage.
The grounds teem with life. Foxes slip through the groves at dusk, cicadas provide the soundtrack to summer afternoons, and spring evenings glow with fireflies. The mosaic of olive groves, meadows and terraces supports an exceptional variety of butterflies, moths and birds — a living measure of the land’s health.
